Dubai 2040 is Dubai’ seventh major master plan since 1960, and has at its heart the goal of enhancing happiness, quality of life and cementing Dubai’s position as a global destination for residents, citizens and visitors.
The master plan has been structurally and strategically prepared to integrate all of Dubai’s development master plans, aligning development and vision with economic drivers and the needs of Dubai in the coming years, in particular to accommodate an ever-growing population which has multiplied 80 times since 1960, from 40,000 to 3.3 million and now encompasses people from over 200 worldwide nationalities.
Omnium International has been closely involved with much of Dubai’s master plan development in that time, including Downton Dubai, Dubai Creek Harbour, Dubai Marina and Dubai Hills Estate, and our team is excited to see how the plans for Dubai 2040 will form a cohesive link across the whole emirate, setting a sustainable and long-term platform for future growth.
What are the objectives of the Dubai 2040 Urban Master Plan?
Dubai 2040 delivers on a number of key objectives, including:
- Upgrading and regeneration of Dubai’s urban areas such as Deira, Bur Dubai, Downtown and Business Bay, Dubai Marina and JBR
- Creating two new urban centres in Expo 2020 Centre and the Dubai Silicon Oasis Centre
- Developing vibrant, healthy and inclusive communities
- Doubling green and leisure spaces to provide healthy environments for residents and visitors
- Delivering sustainable and flexible mobility and transport links
- Improving efficiency in the use of resources
- Encouraging greater economic activity, including attracting foreign investment
- Enhancing urban environmental sustainability
- Safeguarding cultural and urban heritage
- Development of integrated sustainable housing to the highest planning standards and featuring green spaces, commercial centres and recreational facilities
- Supporting sustainable development and growth through legislation and governance
Sustainability is high on Dubai 2040’s priorities, having been preceded by a keen focus on ‘green’ development at major sites, including the iconic One Za’abeel and Expo 2020 pavilions. What will be the outcomes of the Dubai 2040 Urban Master Plan?
The ambitious new master plan aims to achieve by 2040:
- Doubling in size of green and recreational leisure spaces
- 60% of the emirate’s total area will comprise nature reserves and rural natural areas
- New green corridors will link residences, workplaces and service areas
- Sustainable mobility will be facilitated for pedestrians and cyclists, encouraging greater mass transit
- Land area for hotels and tourism to increase by 134%
- Land area for commercial activities to increase to 168 sq km
- Land area for education and health to increase by 25%
- Public beaches to increase in length by 400%
It’s clear from the proposals and vision that Dubai is very much centred on wellness, providing the urban infrastructure that enables citizens, residents and visitors to lead and enjoy healthy, sustainable lifestyles and work opportunities which make the most of the natural resources and land available in the emirate. Similarly, Dubai 2040 creates a future vision that will be attractive to foreign investment, building greater economic diversity across a range of sectors.
