One Za'abeel

Developed by Ithra Dubai and creating an impressive gateway to the Dubai International Financial Center (DIFC) area, One Za’abeel adds a new dimension to Dubai’s skyline. Featuring the world’s largest cantilevered structure which spans an elevated highway at a height of over 100m, the development is connected to the Trade Centre and Za’abeel Park. It offers luxury 5* One&Only Hotel and SIRO-branded accommodation, leisure facilities, world-class dining, serviced residences and residential apartments, as well as high-specification commercial spaces within its two towers, podium and cantilever structure. Awarded Gold LEED rating by the US Green Building Council, One Za’abeel represents Ithra Dubai’s vision for sustainable development.

The Brief

Appointed to deliver full pre- and post-contract Cost Consultancy and QS services, Omnium is proud to have worked alongside Ithra Dubai on One Za’abeel. One Za’abeel is an important project for the emirate, leading the Government’s drive towards sustainable development, with a key focus of our work the project’s successful Gold LEED accreditation. Encompassing unique features, One Za’abeel and Ithra Dubai benefit from Omnium’s rich expertise in managing large-scale and super-tall developments throughout the region.

Omnium’s Experience

Omnium’s onsite team, led by Director Fernando Freitas, worked closely alongside Ithra Dubai in order to deliver this significant project. Cost Planning expertise and benchmarking undertaken at an early stage of our appointment contributed significantly towards effective value engineering, adding exceptional value to the project and allowing for efficient cost management which involved the market throughout. Supported by our Dubai branch office, Omnium’s site team also reviewed insurances, bonds and other documentation for One Za’abeel, delivering full QS and Commercial Management services that have created a sustainable, attractive and unique development in central Dubai.

Ithra Dubai
