Forming the centrepiece of the master plan area at Downtown Dubai, the Burj Khalifa is an internationally-renowned landmark of exceptional quality. Comprising a 163-storey tower and standing at 2,722 ft, the development, designed by architect Adrian Smith, holds numerous records and is currently the world’s tallest freestanding structure, housing the exclusive Armani Hotel, residential units, public observatories and corporate suites. Completion of the Burj Khalifa secured Dubai’s position on the world stage as both a tourist destination and trade and investment hub, integral to the Government’s desire to diversify from an economy which historically has been heavily reliant on oil.

The Brief

Omnium was proud to be appointed in 2006 by lead development partner Emaar Properties in the planning and construction of the Burj Khalifa, from its conception and design through to completion of the construction of the tower and the surrounding Downtown area, including the Dubai Mall, Dubai Fountain and supporting infrastructure. Our strength-in-depth expertise, unmatched in the region, delivered effective and efficient Cost Planning and Contracts Management on one of Dubai’s most internationally significant developments, working onsite with a full team of 19 quantity surveyors at the project’s peak.

Omnium’s Experience

Director Nicholas Harris led Omnium’s team on the Burj Khalifa, comprising Director and Senior Quantity Surveyors supported by a full Cost Planning and projects team whose extensive skills were required in cost planning a building of the magnitude of the Burj Khalifa. From the outset, Omnium worked closely alongside Emaar Properties and its appointed consultants to seamlessly support the client through design, appointment, procurement and construction. With more than 65 separate consultants engaged by Emaar on the project, exceptional communication and regular reporting was required to ensure smooth progression and effective management of the client’s budget and expectations.
