Health, fitness and wellbeing destination SIRO One Za’abeel caters for guests seeking an active break in premium surroundings, particularly business travellers. Alongside sister brand One&Only, the 5-star SIRO occupies floors 30-36 of One Za’abeel and is the first to open worldwide. Maximising its space, the hotel offers 132 keys designed around rest and recovery, from temperature-controlled mattresses to state-of-the-art blackout blinds, in-room exercise classes, and anti-gravity chairs. SIRO One Za’abeel makes the most of the building’s spectacular views and roomy accommodation, incorporating a fitness- and business-focused hub, a vast 900 sqm “Fitness Lab” overlooking Downtown Dubai, and high-tech “Recovery Lab” facilities including cold plunge pools, sauna, steam room and therapy rooms, bringing something entirely different to Dubai’s hospitality scene.
SIRO One Za’abeel is one-of-a-kind, designed entirely around health, fitness and wellbeing. It’s a privilege to have brought the first SIRO hotel to the world stage, working in close partnership with our developer client Ithra and the occupier brand to ensure the finished product met the project brief to marry wellness with luxurious interiors, business essentials, and rest and recovery, in spaces that make the most of One Za’abeel’s unique location.
Having played an integral role in the construction of the record-breaking One Za’abeel, Omnium’s hospitality team was well-positioned to deliver SIRO One Za’abeel for Ithra Dubai. Working alongside the operator brand’s designers and architects, our Cost Consultants and Commercial Managers applied unparalleled understanding of One Za’abeel’s unique architecture to professionally manage the hotel project’s budget and stakeholder relationships. As this was the first SIRO-branded hotel to launch, Omnium was particularly focused on the commercial interests and vision of our client and its occupier, setting a benchmark for SIRO hotels worldwide that offers guests leading health, fitness and wellbeing experiences alongside ease of access to Dubai’s transport links and business district.
Led by Director Fernando Freitas, Omnium’s team based both on site at One Za’abeel and in our Dubai branch office comprised hospitality-sector specialist Cost Consultants and Commercial Managers experienced in the delivery of world-class, 5* hotels and resorts. SIRO’s unique offer required careful management of the project budget in order to maintain the exceptional standards envisioned by our client, creating spaces that appealed to anyone from professional athletes to those at the start of their wellbeing journey. One of 2024’s hottest new hotels, and offering guests access to One&Only’s outstanding facilities including the world’s longest infinity pool atop The Link, SIRO One Za’abeel was completed in time for its much-anticipated launch in 2024.

A Main Board Director specialising in the Commercial Management and Project Management of high-end and technically complex developments, Fernando is responsible for the delivery of major pre- and post-contract services for clients including Ithra Dubai and Emaar Properties.
